The 18-hole course was designed by Ellis Maples and features a par 72 layout that spans 6,483 yards from the championship tees. Play at The Links meanders through southern pines, scenic wetlands and adjoining ponds. The course rating is 69.9 and it has a slope rating of 122. The Links at Mulberry Hill was built in 1962 (originally as Chowan Golf & Country Club). In 2011, following the construction of several new tee boxes throughout the course, The Links at Mulberry Hill was re-measured and re-rated. The course includes a driving range and practice green, with course improvements constantly being made to assure a positive experience for golfers at all ability levels.

The back nine begins with a dramatic downhill tee shot on the tenth hole, followed by a short par 4 where the green is framed by a 200-year-old cedar tree that affects distance perception. The eighteenth hole is a dramatic finishing hole where a creek flows through the fairway. Players must navigate bunkers on the tee shot and carry the creek with their second shot to reach the green, with an alternative route available for long hitters. The course features a mix of sand and grass bunkers, with greens that often feature subtle undulations and tiered surfaces. The layout is designed to reward accurate ball-striking and strategic course management, with hazards positioned to penalize both short and overly aggressive shots.

A notable feature is its accessibility policy-no strict dress code is enforced, golf shoes and handicaps are not required, and jeans and trainers are acceptable attire. Equipment and clubs are available for hire from the clubhouse. Chulmleigh caters to junior players, offering reduced rates for those under 16 years old, provided they understand course rules and etiquette. The course operates six days weekly (closed Mondays) from 8:30am, with reduced winter hours. Summer and winter scorecards are available, and the course hosts various competitions including the Chulmleigh Trophy, Captains Cup, and Carlsberg Trophy throughout the season.
